Fantastic idea! Kudos to you and your continued industry support.  As one of your former students, I can&#039;t thank you enough for helping me gain the knowledge needed to be successful in this industry.  That said, I echo Kuljit&#039;s comments regarding many stories of client success. 

Examples:
1. Power of sale success stories after the clients were evicted from their home
2. Helping B/C clients receive low-rate institutional financing vs. private financing
3. Working directly with internal chartered bank staff to rectify mistakes and screw ups that the bank wanted to impose on the client as extra charges
4. Saving a client from losing her $60K deposit to the developer by saving the mortgage deal at the 11th hour.  
5. Helping executive clients remove bank imposed credit delinquencies WHILE getting a new mortgage lender to accept the delinquencies on bureau, give an approval based on rates offered to clients with 680+ beacons and fund with CMHC consent
6. Helping BFS clients who could not fully prove their income buy a new home just after the legislative changes in 2010 by combining rarely used mortgage products/programs
7. Working with clients for over a year to buy their first home using government sponsored programs
8. Helping clients turned down by the bank get mortgage financing
9. Helping deals that would have fallen apart on funding due to surprise legal issues (i.e. title/registrations/liens) move forward with creative solutions
10. Helping new immigrants buy their first homes
11. Showing homeowners with excellent credit how to save money on their mortgages and encouraging them to make prepayments

		<description>I had a client who had divorced a couple of years before I met him. His mortgage term was ending and the bank sent him a notice saying the mortgage term was ending and it offered new rates to renew. He quickly read the letter and understood that the mortgage was paid off. He ignored the letter. His ex-wife always handled money matters. He ignored the next few letters. A couple of months later, the bank was threatening to foreclose. He went to see a mortgage broker and arranged for a second mortgage to pay off the arrears. Being niave he thought this paid out the first mortgage. 3 months later, he now was behind on 2 mortgages with the second mortgage holder paying out the bank and foreclosure procedures moving ahead. I quickly arranged a one year mortgage paying off both mortgages. I was able to help this man keep his home and improve his credit. The following year I found him a mortgage with a regular lender lowering his payments by $200 a month. Every time I saw his friend the realtor, he would say I can perform miracles. It was a great mortgage to do in my first year in the business.</description>
